  • An OM is the primary marketing document for a CRE asset or capital raise. Brokers use it to market properties for sale. Developers use it to package investment opportunities. Sponsors use it to raise equity. It's the document an investor, lender, or buyer reads to decide whether to engage further — and the first 90 seconds typically decide whether they spend the next hour on the financials.

  • Every Venge OM includes a cover and executive summary, property and asset overview, location and market context, financials and returns presentation, photography and map treatment, sponsor / deal team section, and final delivery in print-ready PDF plus an editable source file.   • Once your tier is locked and the SOW is signed in our client portal, we send a short kickoff brief. We need: deal name and asset type, your underwriting (rent rolls, financials, returns), property photography and any existing site plans or renderings, sponsor info and team bios, market data you want emphasized, your branding (logo, colors, fonts — or we build one if you don't have it), and your deadline. We work from your data. We don't fabricate numbers.

  • We don't draft legal disclosure language, securities filings, or offering circulars — that's your counsel. We don't underwrite the deal — we present what you've already underwritten. We don't source comparable sales or run new financial models — we lay out your existing analysis.

  • Select your tier above, click Order Now, and you'll be routed to our client portal to sign the Scope of Work and pay the 50% deposit. Once both clear, your project is on the production calendar. The remaining 50% invoices on final delivery.

  • Light tier: 3 business days. Standard tier: 5 business days. Premium tier: 7 business days. Rush delivery is available on any tier at +50% of the project fee — cuts lead time roughly in half, subject to existing queue. Lead time starts the day after the kickoff brief is received and your assets are uploaded.

  • That depends on your tier. Light: client-provided copy. You send the text, we typeset and lay it out. Standard: messaging review. We edit your copy for investor-facing clarity and structure. Premium: full narrative authorship. We write the executive summary, investment highlights, property and location narrative, and tenant or market analysis sections from scratch — in investor-fluent prose, using the data you provide. We do not draft legal or securities language.

  • Yes. If you have an existing brand (logo, palette, fonts, image guidelines), we apply it consistently across the OM. If you don't have one yet, we build a brand system for the document — and you can keep it for future use.   • Yes. Revisions are tier-based: 2 rounds (Light), 3 rounds (Standard), 4 rounds (Premium). A "round" means consolidated feedback returned in one batch — not piecemeal comments throughout the week. Additional one-off rounds available at $149 each. Subscribers get unlimited revisions within scope.

  • Yes. Rush delivery is available on any tier at +50% of the project fee — cuts lead time roughly in half, subject to existing queue. Always confirm rush availability before promising a date to your client. The earlier you flag the deadline, the more likely we can hit it.

  • Yes. Venge works with CRE professionals globally — Europe, the Middle East, Asia-Pacific, and the Americas. All work runs through our client portal regardless of your time zone. Delivery is in English; additional languages available as a paid translation add-on. Note: we don't draft jurisdiction-specific legal or securities language — your local counsel owns that.
