Purpose
This Offering Memorandum was created as a portfolio case study to demonstrate how a coastal commercial asset can be presented clearly and professionally for investor and buyer review. The purpose of this project was to organize publicly available listing information into a polished, investor-ready OM that communicates the opportunity efficiently.

Properties in markets like Key West rely heavily on location, scarcity, and lifestyle-driven demand. This case study focuses on presenting those strengths through structured layout, clear hierarchy, and disciplined visual design.

Objective

The objective of this mock OM was to:

  • Organize asset and location information into a clear, logical flow

  • Improve readability and scannability for investor audiences

  • Present property details and financial highlights in a professional format

  • Demonstrate how strong presentation can elevate perceived asset quality

Design Approach

    Content was organized in a logical sequence, guiding readers from asset overview to location context and supporting visuals.

  2. Clean, Professional Layouts
    A neutral, polished design system was used to maintain credibility and avoid distracting from the property itself.

  3. Visual Emphasis on Location
    Photography and maps were used selectively to reinforce the asset’s positioning within the Key West market.
